PRE CONCEPT
  • Site Selection

  • Topographic Survey

  • Engineering Assessment

  • Facility Programming

In the initial planning stages Petram provides professional guidance on property size, investment scale, and bye-law compliance to accommodate the client’s programme and vision for the site. Petram professionals offer personal consultation and investigations, which are typically documented in a short report, drawings, or both.

CONCEPT DESIGN
  • Architecture Master Planning

  • Concept Building Design

  • Concept Civil Design

  • Structural Evaluation

Conceptual design is the first step of transforming a vision into a building or campus. Concept Design documents convey a masterplan for the overall site and preliminary plans of selected building(s). These documents are useful for showing the feasibility and function of the site and building(s), their fulfilment of the proposed program, facilitating consensus, and fundraising. Conceptual design documents are not for construction and are not advisable to build from. Based on the conceptual design, appropriate construction level documents may be produced by Petram, which can then be used for construction.

DETAIL DESIGN
  • Detailed Architecture Design

  • Detailed Civil Design

  • Construction Drawings

  • Building Services

  • Interior Design

Detailed design is the next step to construction after the conceptual designs are finalised. While conceptual design drawings convey the feasibility and function of the site and building(s), they are not meant to be built from. In the detailed design stage, conceptual designs are further refined to a detailed level. This typically includes detailed design of architecture, structure, civil, MEP services (mechanical, electrical, plumbing), and fire protection system as they relate to the proposed building(s). These designs are made into Good For Construction drawings. Careful monitoring of these drawings during construction is crucial for a safe and efficient final product.

CONSTRUCTION
  • Site Supervision

  • Project Management

  • Contracting

Construction is the final stage of the process from design to a completed project. In this stage, detailed drawings of architecture, structure, mechanical, electrical, and plumbing are used to build on the construction site. Once a contractor is finalised through the tender bid process, the site is prepared, labour is acquired, materials purchased, and various consultants hired. Construction proceeds from foundations, structural framework, building in-fill, features and finishes, and includes all services associated with the building functions.
